Customization
Nearly all modular homes are custom designed. They can be as
small as a one room addition or bigger than a 20 room mansion They
can even build as commercial buildings such as hotels and
condominium complexes. At Oak Knoll Builders we often work with
our customers to help them design their dream home. Our motto has
always been, “If You can imagine it….We can build it.”
Modular homes are
subject to the same building rules and regulations as site built
homes and are more likely built even stronger because they have to
be transported over the road and lifted onto foundation. At Oak
Knoll Builders, we often work with our customers to help them
design their dream home. If you show us your plan we will show you
what we could do with it as a modular home.Timing
Modular homes can be ordered in as little as a day but more
often it can take up to a month to custom design your plan, decide
on all your features, and pick your colors. After the order is
placed and a deposit is given the manufacturer will draw your plan
and give you a chance to make any adjustments prior to having the
engineered state stamps put on the building plans. Oak Knoll
Builders will use these building plans to get the building permit
and have the foundation installed. The manufacturer usually takes
up to approximately 8 weeks to build and ship the house and place
it on the foundation. When the house is on the foundation the
whole project is about 80 to 85% complete. When building a site
built home, it could take a year or longer to get to this point.
Often modular homes can be complete in half that time.
Cost
To have a builder build a house on your lot the cost can be as
much as 150 to 250 dollars per square foot. Building a modular
home usually cost less than half that amount. Cost is also not
always measured in money. If we can save you time and aggravation
that could be worth more than money.
Quality of construction
Modular homes are built in a factory where is doesn’t rain or
snow on your house while it being built. They have to be built
strong to be shipped over the roads and lifted into the air by a
crane with out breaking. If you are researching modular homes, you
will find that many times modular home are built better than site
built homes.
Customization
Although modular homes can be custom designed like site build
homes they are limited to the size boxes that can be shipped over
the road. On those rare occasions that we cannot do the plan fully
as a modular, we can usually build those sections in a panelized
form and ship that part with the modular boxes to be assembled on
site when we set the house. The part of the house that is
panelized, will take more work to complete that the modules.
Site limitations
A site built home can be built virtually any ware even on the
side of a mountain or in tight areas like the inner city. In over
99% of all cases, we can deliver the house to the building lot.
Before we sell a house to anyone, we would review the lot to
insure that we could deliver and place the house without problems.
